Renting a house out

Hey there FW crew, can anyone recomend a good real estate agent in the Dianella area who looks after rental properties?

We have a house that we need to rent out, but have had bad experiences with property managers in the past and want to make sure we get the right Real Estate Agents looking after the place.

dont use a real estate agent use a dedicated property manager, there are so many duds in the real estate business trying to property manage on the side

 Rigs correct-often the Property Manager in a real estate office seems to be the newby trying to get a start as a sales agent and if theyre any good soon move on, if theyre useless they stay there.

I have got my rental managed by Benchmark Property Management in Joondalup. The do a huge area so it might pay to see if they do Dianella to. Good property manager and they pay the rent intto your account fortnightly. Cant remember the management fee, but its less than the main real estate companies. I used a certain large real estate company to manage the house in the past and was left $25000 out of pocket because they didnt chase up rent and the place got trashed.

Thanks Dan, will suss them out. Had similar experiences with real estate agents in the past, once they even claimed to have done a final inspection, rang me to say all was good. When I called past and had a look, the place was trashed. Over 160 cigarette burns in the carpet, excrement smeared all over toilet walls, some walls "painted" over to hide damage (worst paint job you could imagine, seriously) damaged doors etc. Landlords protection insurance was the best money I ever spent, the assessor reckoned it was one of the worst he had seen.

I queried the real estate lady as to how this could possibly be "all good", she reckoned "it looked ok to me?" WTF?? Unfortunately they take your money, but there is no legal recourse against them (I know because I tried)

Several others have not been much better. We have had one good experience, but that was in a different area and they don't look after Dianella.

unless you work away or have other "away" commitments just manage it yourself.

It is MUCH easier than you think. you make your own decisions. pick your own tenants. (pay yourself the commission.....it adds up)

all info and forms needed is on the Dept of Consumer and employment protection.
Everything is broken down in free booklets you can download. exactly what to do in flow charts etc.

once again it is VERY easy.

FWIW whichever way you go keep the landlords protection insurance....
Someone being out of pocket $25000 is insane.

Im not a huge fan of insurance but with property renting I believe it's a must.

Thanks, yes we have been doing it ourselves for quite a few years now with this particular property, and have generally found it easier (and a lot cheaper) to DIY, but with the new laws in place, figured it would just be a whole heap easier to get somebody else to do it. Will have a look, but plan B will be to do it ourselves again. I am a member of the Property Owners Association of WA, and they assist with forms, questions etc as well as the government resources.
