Hey fellas we have just brought our first house we went through homebuyers centre and delt with a bloke called David Nylander I can’t recommend him enough managed to find us the house and block that we wanted to fit a boat down the side and most of all cheap enough so we can afford this boat we made room for haha we didn’t think we would qualify but with himself and his broker we managed to pass for key Start by all means if anyone is interested you can find him on Facebook or threw homebuyers centre or shoot me a private msg but please let him know Sam said to have a chat and he will look after you J

Don't forget, once you're in
Don't forget, once you're in your new home (assuming it's being built) that you will probably have enough equity to qualify for normal bank finance at a cheaper rate so revisit it when you get in and see what you can save.

Insurance on loan
All banks except keystart will charge you lenders mortgage insurance if you donot have 20% equity in your home when you refinance. The minimum equity they need for refinance is 10% equity but you will pay thousands in Lenders Mortgage insurance. Although you are paying a higher rate it would be better to stay with Keystart for a few years.

does your 600m2 of dirt contain an oil well, or gold deposit? i cant believe the price for a patch of dirt nowadays (im not saying your an idiot for paying that much btw)...mind you it has dropped over the last couple of years.

600m2 square block in the established estate down the road is over 330k so we where happy with what we paid but your not wrong it's so dear

That's if you can find one that is 600sq. Most are 400-450 and the only bigger ones are odd shaped blocks. Obviously the further you go from the city the cheaper (and bigger) they get.
Does anyone know where the love of god goes, when the waves turn the minutes to hours?

land prices
We brought our block in Albany 12 years ago, just under an acre paid around $64 and within 3 months in went up 20g. Bloody ridiculous. The prices we have to pay for a piece of dirt. But gotta live somewhere.

when doing the contract beware of putting in provisional sums for items if you arent certain you will want them.

Congrats on building your 1st home mate. Me and the missus done it a few years ago, good experience. I'm not sure how far from the city centre you are but that is very cheap for Perth metro. I'm looking to get closer to the coast now, but where I want is around $400k for 300m2. Ridiculous!

Poser, hope it all goes well, 190 for 600sq is a good deal i believe! I recommend a indapendent building inspector! we got ours from the start before slab down, adds a another bill every stage but glad we got one...they dont get every thing but the trades and supervisor are well aware someone is checking....even in our busy building industry theres a heap of trades doing average work even through the large builders.
Ill have been in my new house a week this saturday after 14 long months of torture...wouldnt wish it on any one!
Its growing on me and am happy its all over! looking forward to some RR this sunday on the boat after a long dry spell.

I worked with David Nylander at a dealership before he moved to selling houses and you are spot on, great bloke. Was never above socializing with me and the other apprentices and would even shout us drinks outa his own pocket at work functions when the tabs and our peanut wage ran out. Would deffinately go to him when buying a house And recomend him to others.

Good stuff mate, I'll pass the info over to my sister... Speaking of blocks, I had to camp out to get mine 10 years ago, was there for 2 weeks... Couldn't leave the site otherwise someone else could put their name down on yours (would take it in turns with my wife during the day) was peet in lakelands... They my wife and I a $60ea tab a day to spend at the servo for meals & drinks. Peet also supplied wine most nights too haha.

my pleasure guys he has been great through hole process and dealing with first and 2nd homebuyers knows all th ins and outs but we went though 6 companies did all our homework and himself with homebuyers centre where top notch :)
