Recommendations for a builder to convert carport to bedroom - NOR

Gday guys, looking for recommendations for a builder and if/or you have gone through the process yourself.

I have a triple garage setup at home and would like to convert the nearest carport to the house to a bedroom.

Have looked on the Joondalup council regs and looks quite involved with the only setback that I can see so far to be the minimum 2.4 height as my triple garage is at 2.2.

I really do like to do most things myself but being time poor getting a builder to carry out may well be the best option.

Any help or feedback would be appreciated.

 Find a draftsman to draw up your idea. They know rules and regulations. They will send off to engineers, energy efficiency and submit to council. Once you have all your plans in hand email out to a whole bunch of renovation type builders to get a gauge on price. Sometimes if you find a good crew of chippies they'll be able to smash it out for you and you'll just need to do minimal leg work as in do owner builder course and get appropriate insurances. Unfortunately the building industry is in a covid spin and materials and labour costs are through the roof as well as wait times. Remeber cash and beers are king. Hope it works out for you. I'm in the same position.

 I am in the residential property (land) industry and Rob is absolutely right about cost and time issues. Brickies are sort of catching up on the stimulus housing boom but that will only kick the can down the road to other trades. As Rob said, if you can farm it out as owner-builder you would save a lot of time and money. We did an extension years ago as owner-builder for $80k against a quote of $130k from a builder! Other than that you just need to make lots of calls until you find the right builder to take it on.

Cheers Dave, I think I will get in touch with a reno company and get a quote which should open up a few options. Hopefully it may well be a little easier as the existing structure is already there which leaves the obvious slab, walls, windows etc.

 Call Simon at Westridge construction, just used him for a small extension. It killed me becuase I am also handy and would have loved to do it, but I am time poor.

They did a great job and are flexible if you want to do some stuff yourself.

Drilled heaps of holes in concrete ( termite treatment) then plastic .concreted over existing. then lifted roof . By far best way to go. Then I ordered windows from bgc that fitted perfect . Double bricked up to them . 100 percent get draftsman. Better off organising the rest yourself heaps cheaper and you can pick your own tradesmen .
