Thanks to all for the well wishes, it is a credit to all members how well this online community operates.
Appreciate your question jigsaw and the short answer is no.
The extreme rents we are seeing in places like Karratha and Hedland are driven by the fact that the industry is operating in these towns and Companies (as opposed to individuals) are so desperate to get in they will pay the higher rents because they have no choice.
The difference here is that it is the individual employees (not Rio Tinto) who will be renting/purchasing in Exmouth and despite the fact that they are on relatively good incomes, most of these people will still not be able to afford, or willing to pay, the extreme rents. In addition to this, Exmouth is well set up for a population increase with plenty of land available and no restrictions on utilities or local infrastructure.
Having been an Exmouth resident for over 12 years I think this is one of the best things to happen to the town since the Americans decided to build a base here some 40-50 years ago. Ultimately we now have a situation where there is ongoing, stable, well paid employment for the town with prospects for education and training that will benefit locals in many ways. This has not come at the cost of compromising the natural wonders and pristine environment of the area so it is a win win for the community.

Available land?
Hi Mark, Just a couple of quick questions if you do not mind regarding your quote "Exmouth is well set up for a population increase with plenty of land available and no restrictions on utilities or local infrastructure."
Is the available land you mention a future land release that may be planned or do you mean current land available as you could count on one hand the amount of residential blocks available at the moment except for the Marina.
I have heard that the current water supply will not be sustainable for a larger population. Have you heard otherwise?
Is there a supermarket planned to go into the retail space at the marina?

Available Land
Thanks for your questions. The Exmouth Chamber of Commerce and Exmouth Shire have been working closely with State Govt through this process and there is some land available right now, such as Sunrise Beach Estate, Market St and a number of vacant blocks around town. State Govt has also identified future development sites and infill areas, whilst there is no planned land releases right now the Chamber, Shire and govt are keeping a close eye on demand and availability. I can say that from my experience of being the only Real Estate agent in Onslow and keeping a keen eye on the Karratha and Hedland experience over the years, Exmouth is very well prepared.
Water is always a limted resource, even most of Australia's capital cities have limitations on water supply. This is not my field of expertise however I am not aware of water supply constraining growth at this point. Exmouth's water supply is, like most places, dependent to some degree on rainfall and my understanding is that there are substantial aquifers south of the existing supply that can be tapped into if required. The limit is more about what is viable in terms of cost/benefit as oppossed to physical shortage.
There is no supermarket as such being planned at the Marina. There will be a commercial area that will predominately be tourist orientated hospitality and retail.

I've used one of your holiday
I've used one of your holiday houses before and was very impressed, very clean and tidy.
Have booked one on the canals for a dual 50th birthday trip in March.

Will be good thats for sure. Anyone that hasn't booked a house yet should get onto it, town is going to get packed earlier and earlier as the years go by. Especially with an early easter next year.

Mate I think most have allready gone we couldn't get in at the lighthouse for 8 people for two weeks .And that was ten weeks ago. Jesse and I would love to get up over christmas for a few days if you have a deckie spot or two free. fishing ,diving ,trolling .
