Will you buy a house with 70km speed limit
Submitted by BONO38 on Fri, 2013-12-13 16:26
Just saw on reiwa. a property with a good price but the downside is the entry of the house facing a 70km speed limit road.
The price is cheaper compared with the one in the quiet street
Property along karrinyup rd.
Welcome any advice or pm me
Thanks

If it's along side a busy
If it's along side a busy street wear some earmuffs .. if it's at a T junction directly facing traffic , also wear a helmet ..

karrinyups a pretty busy road
karrinyups a pretty busy road so you'll get a lot of noise from cars no matter what the speed limit. if it has good windows (double glazed) and a fence it might be ok? dont think i'd buy again on a busy street, next place i get will be in a culdersac (less traffic/people walking past knocking stuff off).

Well if it was the house I
Well if it was the house I wanted, and the only drawback was the 70k speed
I'd buy it... you just have to remember to give LOTS of warning (indicators and brakes)
and slow right down until you make the turn into the driveway.
As for leaving the drive, wait until you have lots of space and "quickly" get to the speed limit
or the traffic flow speed, otherwise you'll have idiots tailgating you flashing their lights etc.
Don't trust other drivers, don't think "they'll slow down if I pull out", some will, probably most will
but theres always that 1 bastard willing to have an accident just to get his car fixed.
Common sense? yes, I guess.. but I trust NO ONE on the roads, no speeding tickets or
accidents for many years now.
Good luck if you buy it.

Noise, Loads of traffic even at night, and especially in summer as it a major access road to the coast..... Personally I wouldn't buy it.

Going to be nearly impossible
Going to be nearly impossible to back a boat in the driveway.

The blocks where I am we're
The blocks where I am we're cheaper close to the highway and the roundabout coming into Busso with the trees and bushes as a buffer, blocks were about 70k and as you went further back they were coming up around 100k, but that was back in 2003 when we bought ours. But since we have been here, I hardly hear anything unless it's an idiot truck driver who can't find his normal brakes, just the jake, or when the police or ambo comes out of town and heads off to the highway.
cheers

would be a few variables to
would be a few variables to consider .. especially how much $ difference , but I'd be leaning on getting the non busy road one . Even though more money initially in the long run it'll give you more dollars back plus none of the inconveniences.. just depends on what you want and can afford .

resale
I'm with Chris and Paul above, it will affect your resale value. It already has affected the current owner, as he's having to sell cheaper. And with our population growth, the roads are only going to get busier, especially one with a major shopping centre and a throughway to the coast.

Thanks for all the reply.
Thanks for all the reply.
Property is near stirling area, with that size of block but in the nice area in stirling could cost an arm and leg pluss fishing gear and a boat .
The price in main road could be 10% cheaper compare with the house in quiter area
will you consider a smaller land and house in the quieter area, or a double glassed nice house on main road ?

If that 10% is the
If that 10% is the difference between you getting in that area and not getting in that area then go for it.
It's hard tho, it's really a decision you have to make yourself, gotta weigh up your options and go from there. One main thing would be If you have a boat or not and what sort of access you have. Would be a big hassle trying to reverse a boat in or out of the property even when it's not peak traffic.
also as gotta think of resale, if your questioning it then so is everyone else going to!
Another personal preference would be the age of each property.

location
I would never buy a house on a main road or one with an alleyway next to it especially if you have small kids, as others have said it will affect resale value. Pay a bit more now and you will reap the rewards later.
