Exmouth - Looking to buy a holiday house
Hi Guys, long time reader / first time poster.
Over the past couple of years i have had the good fortune to visit and fish Exmouth. Let me say - it is heaven in many ways :-)
My wife and i have decided that it would be a good place to buy a holiday home.
We have registered ourselves with the local real estate agents etc and now visit every few months to inspect and it just gets better.
I would really value the opinion of any locals who frequent this forum in terms of living in Exmouth - pro's & con's.
Any areas / streets better than others, types of homes (besa vs others) etc........
Were not really interested in the new marina area - more buying a home in town.
Ok - thats enough from me - over to you - any advice will be greatly appreciated.

ive got a house in exxie
ive got a house in exxie .long term rental.only had the place 5years .man has it cost me .its one of the old navy houses [nor wester] and it seems like every second month im paying money into the up keep off the place .from a new electrical mains box rewired of course ,to the old clay pipes for the dunny .i can tell ya nothing is cheap when hireing trades in exxie and nothing happens in a hurry either.im on about my tenth property manager through the local realestate.it seems every second person in exxie is a property manager or in realestate somehow ..
always in it just the depth that varies

I looked around when I was up there
But IMO the $500k - $700k price tag for a "decent" place is a touch over the top!
So unless that winning Lotto ticket falls in my hot little hand, then I wont be buying a place there.
Rent seems to be a reasonable 5% ROI which compares favourable to perth properties.

Mate..I was looking at doing the same thing. Then as someone pointed out to me. With all the cost involved with repayments and maintenance and how many times would you actually use it yourself.
Compare that with the cost of just renting a place 2 or 3 times a year wheather in Exi or any where else and it was better value just to rent and put your spare money into something else

Don't forget to factor in other costs too.
I have thought about the same idea as well but all I can say after a heap of research is I hope you have deep pockets!!
As an example do an online quote for house insurance. You will find it will be around triple the cost as you are paying now because Exmouth is in Wind Region D.
Sure Exmouth is a great place but most things costs at least double.
Half a million dollars for a 40 year old fibro home!! Need I say more.

myself when i was up there a month ago - not a lot of bang for your buck or 600 thousand of them and food etc was dearer than Kununurra for some reason or other. Nice place but out of my league.

Exmouth is way out of our pockets also, like Broome also but no go. Carnarvon seems to be leveling out. We would love to live in Carnarvon yes what they also want for some of the old transportables is a absolute joke. Maybe Carnarvon, then drive to Exmouth to fish etc, might be cheaper???

another option you have
another option you have is buying one of those on site vans that come up for sale now and then, it might not be realy what you want but a whole lot cheaper in the long run and they can be set up real good

they had a good on site van two bedrooms, ensuite, etc emailed the real estate guy, 2 weeks later I get a email, sorry for not contacting you earlier, but its sold, can I put you on my mailing list, ha I thought, two weeks later you email no thanks, just keeping my eye open all the time on the real estate sites, Domain.com is very good.

The other variables are what the marina houses might do to the value of town when they are completed. Others are the redevelopment of the shipping/dock infrastructure, possible Yannerie straits project, and also the ever increasing oil and gas projects off the coast. Could make us a Karratha in a few years, just never know.

Thanks Guys, some interesting comments and good ideas. I agree re the costs relative to more substancial towns and i had already determined that insurance would cost more ( is this why the Besa block homes are more sought after ? ). I am coming to Exmouth again in July this year to check the marina out and meet with the agents.
Would becoming another Karatha be a good thing ?
I would think any of the projects ( oil or gas ) would be good from a capital / resale value point of view or am i missing something ?

Buying in Exmouth
My take on Adam's comment about 'could become another Karratha' is that Exmouth will become much more expensive and that what might seem exorbitant now could really be 'getting in on the ground floor'.
I was just reading about fairly average looking houses being built in Karratha that would be selling for up to $1 million dollars and that weekly rent for a four bedroom house was around $1500. THAT will cover your expensive insurance!!
