build in Mandurah or Yanchep???

Im building a house but cant decide wether to build in Mandurah or Yanchep or anywhere inbetween. Has to be near the ocean though. Any advice or suggestion would be appreciated.

I built in Butler, loving it so far, been here about a year. I am an Aussie in an island of Poms and South Africans here.

Plenty of Tailor and great news if you have a boat. good ramps and good fishing.

Yanchep is known as South Geraldton, does that mean Mandurah is North Albany ???

It will look like legoland for a few years until someone plants a few trees though.

Where do you work? A lot depends on how far you would have to go to work.

Myself  it would be Yanchep/Two Rocks, not as many people up there at the moment compared to Mandurah. Fishing is 100% better up there as well.

My family and I lived in Mandurah for over 25years, we now live in Kalbarri. My advice to you is Mandurah may be ok for a visit but has lost its apeal as a good place to live and raise a family.

Yanchep has a great future and the fishing and boat ramp facilities are excellent and you are so much closer to the Midwest i.e. Geraldton, Dongara, Horrocks, Port Gregory, Kalbarri, etc. Variety and great choice of fishing spots, land is probably cheaper. Good luck with your choice.

Same as above.  Unless you can do a stealth mission one day and follow Toothfish out to his special reef, you might be searching for some good ground for a while before you can catch fish on a regular basis down that way.  I'm not sure Paul will be happy if you go and pilfer all his dhuies up Two Rocks way though either???

I work up north so traveling for work is not an issue. Wich is why I am a bit unsure Of where to build. Im definately leaning towards yanchep at this stage but wondering what you guys think. Im suprised there hasnt been anyone for Mandurah as I thought it was quite popular place to live these days. Thanks for all the responces so far guys.

I think you'll find that Mandurah has become too popular, when once it was seen as a great place for a weekender it has quickly become a fairly busy, very populated place.
I live in the northern suburbs, and though it is quite easy to be biased, I think the fishing up this way is better/easier.

At Two rocks etc could get right close to the ocean with great views affordably. This will sky rocket in value in years to come. Note the negative of Yanchep is 25 minutes to reasonable shopping, only IGA ish style shops and limited takeaways etc. Mandurah has it all there already.

I live NOR and love fishing Yanchep. The lagoon is the greatest kids beach ever. Not many private schools near by if that matters, one opening in Alkimos next year, and long way to travel for year 11 and 12 (public school only goes to year 10).

There is a lot of land on the way to Yanchep which is not developed. Around Butler heaps more facilities etc if you could afford it.

I'd go Yanchep. And for really good fishing an early morning drive to ledge and out to the back of the windmill reefs. The beach is really hard there and good for launch retrieval etc.

If you go to mandurah, I think you are better off heading a bit further south.  Anywhere south of the Cut is a bit more quite and if you after some land, you could probably pick up five acres with a nice house around Lake Clifton - White Hills - Preston Beach area.  That way you have total peace at home and are not too far from the Cut boat ramp (Port Bouvard)???  Just an option worth considering?

Mate, I would go and have a look to the south of Mandurah, Halls Head, Falcon, Dawesville etc. You just can't beat it, Crabs in summer, close to beach, close to estuary, heaps of restaurants, good fishing offshore(once you know the spots) the cut and beaches for tailor, herring, whiting etc, and when its blowing its arse off there is always somewhere you can throw in a line if you want, or just take a leisurely ride across the estuary and go back in time up the murray for a nice lunch at the Ravo or Sandy Cove. There is also a shuttle that goes to the airport for the fly in fly out guys. Thats where i will be heading when the retirement bell rings anyway.

Well worth some consideration I reckon.

Thanks heaps guys for all the info so far. Schools are definately an issue for us as the kids range from 8 months to 14 years. Also I have to travel back to Kelmscot every second week to pick my daughter up for the weekend. Wich means catching the train on the Friday arvo might be the better option rather than batteling peek hour traffic. The info you guys are giving is invaluable and giving me heaps to think about so the more info and opinions are greatly appreciated.
